The Villages

Escondido, CA

The Villages project site is located in the northwest portion of the City of Escondido and totals approximately 109 acres. The project site was formerly an 18-hole golf course; the site is surrounded by residential development. The redevelopment of the site will create an economically viable and sustainable mixture of new uses. The new uses include almost fifty acres of open spaces including trails, parks, drainage channels, and stormwater cleaning basins. The resort-style Village Center will replace the former clubhouse and serve as the heart of the new and existing community; a community farm will be part of

these 5.6 acres. Approximately 54.8 acres will become the three new Villages; these villages will provide a total of 380 dwelling units including single family and cluster homes.

The PDC team provided survey, mapping, civil engineering, and drainage services to New Urban West. One of the significant challenges was to accommodate the off-site drainage from approximately 100 acres; the cleansing

of this drainage allowed the project to contribute to the improvement of Lake San Marcos’s water quality.
